With Futurama, Integral design-build has implemented a circular fit-out concept on a large scale for the first time. Across approximately 1,100 m² a living prototype has been created within Halter AG's Futura Towers, in which we test, refine and scale Circular Spaces for future projects.
The modular multi-tenant workspace demonstrates how intentional construction, intelligent material choices, and adaptability pave the way toward circular working environments.
The need for circular solutions has never been more pressing. Constant change demands spaces that can adapt at any time. Refurbishments generate significant costs for repairs, upgrades and disposal, whilst requirements around environmental performance and regulatory compliance continue to rise.
Integral design-build approaches this challenge with pragmatism and conviction. With Futurama, we have created a testbed in which Circular Spaces are not perfected on the drawing board but tested and optimized in practice.
In Lupfig, Halter AG has transformed the Futura Towers into an innovative hub for the workplace of tomorrow. Within this setting, Integral design-build realized a circular multi-tenant office concept featuring flexibly adaptable workspaces, workshop areas, a shared event space, and an open meeting zone with a tea kitchen.
At the heart of the project lies a modular system made of standardized components that accommodate a variety of floor plan configurations. A key element is the “Circular Wall”, a demountable partition module system developed by Integral, designed for repeated assembly and disassembly.
The construction relies on joining, interlocking and mechanical connections rather than adhesive bonding and plastering. Floor finishes are used only where necessary and are fixed rather than fully adhered. Lighting is installed via minimally equipped track systems, ensuring maximum adaptability.
A particular innovation is the 3D-printed staircase, mounted on a modular structural framework. Several items of furniture, floor lamps and planters in the breakout zones were also produced using 3D printing. The plastic material can be granulated after use and reprocessed across multiple print cycles.
The design concept is deliberately reduced to the materials used in the construction. However, circularity does not mean uniformity. Graphics applied via removable vinyl film to the Circular Wall offer scope for individual tenant customization. Building circularly signals responsibility and future-readiness and that, too, is part of the identity.
The greatest challenge lay less in the technology and more in the mindset required to approach Circular Spaces. Project stakeholders had to internalize a fundamental principle: the focus is on function, not flawless aesthetics. Sufficiency means radically reducing instead of constantly adding.
Alongside this shift in mindset, Futurama also tests the ReUse operational model: the deconstruction and reinstallation of the Circular Wall, component storage areas, and logistics supported by digital material databases. These challenges are real but solvable.
The insights gained from Futurama are already informing new projects. The most important lesson: build only what is truly necessary. This sensitivity to sufficiency must be maintained even in projects with higher budgets.
The concept creates spaces that are attractive for both landlords and tenants. Flexible, sustainable fit-out solutions increase rental potential, reduce time and costs during renovations or dismantling, and thereby enhance returns.
