Project delivery model and benefits
With Integral design-build, you receive the entire interior fit-out from a single source, from the first draft to turnkey handover. As your partner, we take full responsibility: planning, design and delivery are seamlessly integrated. For you, that means fewer interfaces, lower risk, and a consistently aligned project organisation.
Traditional planners deliver drawings and hand execution over to third parties, meaning their direct responsibility typically ends there. Integral design-build, by contrast, integrates planning and delivery in a Design-Build model: we support a project from the first sketch through to turnkey handover. No handover interface, no loss through interpretation, and no split responsibility.
A total contractor or general contractor coordinates execution, based on plans created by someone else. Integral manages both: planning and delivery are handled by the same team. For you as the client, that means one point of contact for all questions, clear responsibilities, and no finger-pointing between planner and contractor.
Complex projects often fail at the interface between planning and delivery: misunderstandings, change orders and delays. With Integral’s Design-Build approach, this interface issue is eliminated. Planning decisions are made with buildability in mind, significantly reducing risk, cost and overall project duration.
Yes. Especially for smaller projects, the coordination effort between separate planners and contractors is often disproportionately high. Integral’s integrated model saves time and reduces administrative friction, regardless of project size. Faster decisions and direct access to the delivery team are advantages in any fit-out project.

Project kickoff and planning
No. Many of our clients start without a finished concept. We support you from the very beginning and develop, step by step, a solution that truly fits your company, culture and goals.
Already in the early concept phase, you receive initial spatial ideas, layouts and visualisations supported by modern 3D tools. This makes your future space tangible early on, changes can be identified and incorporated quickly, and the overall process stays transparent for you.
Costs, schedule and quality
Costs depend on scope, fit-out standard and the starting situation. What we guarantee: from the outset, you receive a clearly defined budget framework based on your order, calculated transparently and without hidden change orders. Our integrated cost, quality and schedule guarantee is a core promise we keep on every project.
The duration depends on the size and complexity of the project, also taking the permit phase into account. Thanks to our integrated structure, with planning and delivery under one roof, we achieve significantly shorter lead times than traditional construction processes. Clear milestones and aligned processes ensure timelines are met reliably.
In many cases, yes. We plan the refurbishment to minimise disruption to ongoing operations, for example through phased construction or delivery outside core working hours. We define this clearly during the planning phase.
Risks, flexibility and sustainability
Complexity is our day-to-day business. With integrated processes, experienced specialist teams and a strong partner network, we solve even demanding challenges efficiently and reliably. The most common risks in refurbishment projects are unclear requirements and lack of coordination. This is exactly where we start, with clearly guided processes from the very beginning.
We deliberately focus on durable materials, modular solutions and, where it makes sense, the reuse of existing elements. This creates spaces that are economically and ecologically sustainable. For us, sustainability is not a trend, but part of our integrated planning approach.

In healthcare facilities, spaces directly influence the well-being of everyone who uses them. At the same time, a functional spatial structure noticeably improves working conditions for care staff and supports performance.
Healthcare projects place the highest demands on materials, surfaces and processes. We know the relevant standards and guidelines and plan from the outset to fully meet hygiene requirements. At the same time, we never lose sight of design quality—because in healthcare construction, function and aesthetics go hand in hand.
Yes, and that requires particularly careful planning. Clinics, practices and care facilities typically cannot simply pause operations. We develop phasing plans that protect ongoing operations, minimise infection risks and still enable efficient delivery. Safety and discretion are top priorities.
