Space as a Product is our answer: four standardised fit-out qualities, fully designed and fully planned, at a guaranteed fixed price. Not a concept developed from scratch, but a product you can order directly.
The new standard for office spaces
Expectations for office spaces have shifted. Where shell condition used to be handed over and the fit-out then had to be organised with considerable effort, today what counts is a space close to move-in ready, both for leasing and for your own occupancy. This changes the standard that a base fit-out needs to meet:

Space as a Product transfers the principle of a finished product to office fit-outs. Design, materialisation and building services are predefined. You choose from four fit-out qualities; we deliver at a guaranteed price per square metre.

Three steps to a fixed price
You share your space requirements with us (number of workstations, meeting rooms, additional areas). We inspect the space, select the right fit-out quality with you and clarify the interfaces. You receive a feasibility check and an initial budget review.
We adapt the layout, design and construction description to your property and calculate your fixed price. You receive visualisations, contract plans, construction description and schedule.
You receive a works contract with a guaranteed cost ceiling, contract plans, construction description and schedule. From this point, delivery begins.

Space as a Product requires your needs to be roughly defined, for example the number of workstations, meeting rooms and additional areas. If this basis is not yet in place, we develop it together as part of a development assignment. We analyse your ways of working and define your space requirements so that Space as a Product can connect seamlessly.
The fixed price depends on the fit-out quality and starts at CHF 925.– / m² including technical systems, or from CHF 650.– / m² without technical systems. Prices include ancillary costs and fees, excluding furniture and equipment (all prices excluding VAT). For a concrete assessment, we align your property interfaces with our concept and create the basis for calculating a reliable fixed price per m².
Included are the fit-out in the selected quality, building services (HVACSE) according to the concept, as well as ancillary costs and fees. Furniture and equipment are not included.
Yes, but within clearly defined limits. Only what the building and building services require is adapted, for example the layout to the floor plan or the integration of existing building services. Design, materialisation and colours are fixed for each fit-out quality and remain unchanged. If you want full design freedom, an individual fit-out is the right solution.
