Circular Spaces

Workplaces are evolving faster than lease agreements. Teams grow, shrink and work differently – and traditional spatial concepts are unable to keep pace.

Circular Spaces is our answer: a holistic concept based on standardised, modular building blocks – flexible, cost-efficient and entirely reusable. Not a single product, but a system whose full potential is only realised as a whole.

Change requires flexible spaces.

The construction and interior fit-out industry is under pressure: rising demands for profitability, efficiency and sustainability are colliding with limited budgets. Flexible use of space is becoming the norm, while sustainable materials and processes are no longer optional but essential. At the same time, constant changes in the world of work require spaces that can grow and adapt. These challenges are forcing us to break away from outdated ways of thinking and to consistently develop new solutions.

A circular toolkit for every workspace.

Circular Spaces is a new concept – consistently conceived as circular for the entire space. Standardised, modular elements and products can be freely combined on a predefined grid and easily adapted – without waste or lengthy refurbishment periods – to new team sizes, working models or lease arrangements. The system includes the Circular Wall as its core element, complemented by ceiling components for lighting and acoustics, curtains, grid-based flooring, and a circular approach to building services.

The Circular Wall: the patented wall system that generates no construction waste.

The Circular Wall is delivered as an industrially prefabricated system and assembled on site. No adhesives, no plastering. All connections are designed to be repeatedly dismantled and reassembled without any loss of quality. Adjustments or dismantling can be completed in days rather than weeks.

Operational services – ensuring that change doesn’t become an obstacle course.

Standardisation makes it possible: each element is immediately ready for installation at another location or can be stored temporarily until its next use.

Integrated operational services: our team takes care of all tasks related to assembly, disassembly, logistics and storage for our clients, as required.

“Sustainable at its core: shaping the future through investments, lifecycle longevity and the circular economy with Circular Spaces.”

Your benefits

Owners

  • Reduced vacancy rates: spaces can be quickly adapted to new lease arrangements and team sizes without compromising quality.
  • Lower refurbishment costs: no demolition, no disposal effort. Dismantling and conversion at a fraction of the cost of traditional methods.
  • Protection of investment: the lifecycle of interior fit-outs can be significantly extended, safeguarding upfront investments and prolonging depreciation periods.
  • Preservation of asset value: the core space retains its value regardless of tenant changes. No refurbishment required after a tenant moves out.
  • Sustainability strategy: Circular Spaces supports ESG targets and sustainability reporting with measurable circular economy metrics.

Tenants

  • Ready to move in quickly: short refurbishment times mean no interruption to operations and no long waiting periods.
  • Customisable: acoustic panels, whiteboards, greenery or 3D prints – the space becomes your own without structural interventions.
  • Scalable: as the team grows, so does the space – and it can shrink just as easily, without additional costs.
  • Sustainable leasing: tenants of a Circular Space lease responsibly and can communicate this externally.
  • Dismantling: simplified, with the option of reuse at a new location or handover to the next tenant through flexible reconfiguration.
