Design-Build in Practice: From the BIM Model to Delivery
Right next to Zurich Stadelhofen station, within the iconic Haus zum Falken designed by Santiago Calatrava, the new Curana Permanence Practice is taking shape. This exceptional architectural setting places high demands on planning, coordination and execution, making the project a prime example of our Design-Build approach.
Between June and September 2026, we are delivering the interior fit-out using the Design-Build method. The very first activities on site already demonstrate how crucial the close integration of planning and construction is to the success of the project.
Construction Starts Long Before the First Installation
A successful construction project does not begin with the installation of the first building components. From the earliest project stages, our 3D and BIM planning provides the foundation for efficient delivery. Spaces, materials and technical solutions become visible and tangible for the client at an early stage.
At the same time, the various specialist disciplines are coordinated and aligned throughout the planning process. Early collaboration between all stakeholders enables potential interfaces and conflicts to be identified and resolved long before they become challenges on site.
The digital models and detailed construction drawings serve as the definitive reference throughout the delivery phase. In this way, a digital design is gradually transformed into a functional, real-world environment.
Logistics and Coordination in a Constrained Urban Environment
The site's location, situated between the tram network directly in front of the building and Stadelhofen station, creates significant logistical challenges. Smooth project execution depends on precisely coordinated delivery processes and close collaboration with both the property owner and the public transport operators.
Thanks to our Design-Build process, we engage with contractors and long-standing partners from an early stage. This direct collaboration provides greater planning certainty, streamlines decision-making and ensures efficient coordination among all parties involved.
Preparation as the Key to Success
Even before construction officially commenced, plasterboard and raised-floor panels were delivered and strategically distributed throughout the project area. This allows subcontractors to begin work immediately without first having to transport materials to their respective installation locations.
The first site works took place in early June. Floor tracks were marked out and installed, sliding ceiling connections prepared, and sections of the existing exposed concrete ceiling repaired. At the same time, existing installations were removed to avoid additional work later in the programme and to create the conditions required for acoustic separation measures.
In addition, tenants within the building were informed well in advance about noise-intensive phases of construction in order to minimise disruption to ongoing operations.
From Model to Reality
The first works on site clearly demonstrate how a digital design is transformed into reality. Carefully prepared processes, coordinated specialist trades and forward-looking logistics create the conditions necessary for a high-quality interior fit-out.
The site establishment therefore represents the first visible milestone on the journey towards the new Curana Permanence Practice. It perfectly illustrates how planning, technical expertise and collaborative partnership come together to create functional spaces that meet the needs of their future users.
